Houses and situations we buy
Any condition
Older homes, fixers, fire or water damage, unfinished remodels, or a house still full of belongings.
Inherited houses
We work with the personal representative, the estate's attorney and the title company, on the court's timeline.
Rentals with tenants
Sell with tenants in place. Leases stay with the house. Tenants' security deposits are transferred to us at closing, and we notify the tenants that we've taken them over.
Life changes
Divorce, a move, a job change, or falling behind on payments. We can't stop a foreclosure or give legal advice, but a sale can pay off the loan if the price covers what you owe.
Selling a house in Indiana: common questions
How does closing work in Indiana?
Most Indiana home sales close through a title company. It searches the title, pays off any mortgage or liens from the sale, prepares the deed, and files Indiana's sales disclosure form with the county auditor. After closing, the deed is recorded with the county recorder and you are paid by wire or check.
How are property taxes handled when I sell?
Indiana property taxes are paid a year behind, in two installments due May 10 and November 10. At closing, the taxes are usually prorated to the closing date as the purchase contract says, and any past-due taxes are paid from the sale. Indiana's property tax caps generally limit the bill to 1% of gross assessed value for a homestead and 2% for other homes, including rentals. Taxes approved by local voters in a referendum can be added on top.
Can I sell a house that is in probate in Indiana?
Yes. The personal representative named by the court can usually sell the house. Many Indiana estates use unsupervised administration, which needs fewer court steps. In some cases, such as a transfer-on-death deed, joint ownership with survivorship, or a smaller estate, the house may pass with fewer court steps. Indiana has no inheritance tax for deaths after 2012. The estate's attorney can tell you which path applies, and we can wait for the court's paperwork before closing.
Do I need to fill out a seller disclosure form?
For most home sales, yes. Indiana requires a seller's residential disclosure form, even when the buyer is an investor. Some sellers, such as a personal representative selling during estate administration, may be exempt.
Will your offer be lower than listing?
Usually, yes, for a house in good shape. In exchange you skip repairs, showings, commissions and buyer financing. If your house is updated and you have time, listing with an agent may net you more.
