Houses and situations we buy
Any condition
Older homes, fixers, fire, storm or water damage, unfinished remodels, or a house still full of belongings.
Inherited houses
We work with the personal representative, the estate's attorney and the title company, on the court's timeline.
Rentals with tenants
Sell with tenants in place. Leases stay with the house. Tenants' security deposits are transferred to us at closing, and we notify the tenants that we've taken them over.
Military moves
PCS orders or a deployment? We can set the closing around your report date, and a mail-away closing is often possible.
Life changes
Divorce, a job change, or falling behind on payments. We can't stop a foreclosure and don't give legal or credit advice. A HUD-approved housing counselor can explain your options, often for free (call 800-569-4287 or search at hud.gov).
Selling a house in Oklahoma: common questions
How does closing work in Oklahoma?
Most Oklahoma home sales close through a title company. It searches the title, pays off any mortgage or liens from the sale, and prepares the deed. After closing, the deed is recorded with the county clerk and you're paid by wire or check.
How are property taxes handled when I sell?
Oklahoma property taxes are billed each fall by the county treasurer for the current year and paid in arrears: the full bill or the first half is due by December 31, and the second half by March 31. At closing, the year's taxes are usually prorated to the closing date as the purchase contract says, and any past-due taxes are paid from the sale. A homestead exemption takes $1,000 off the assessed value of an owner's main home, and Oklahoma generally limits yearly increases in a property's taxable value (3% for homesteads, 5% for most other property).
Can I sell a house that is in probate in Oklahoma?
Yes. The personal representative named by the court can usually sell the house, and in a regular probate the court often has to confirm the sale. Smaller estates may qualify for summary administration, which has fewer steps. If the owner recorded a transfer-on-death deed before death, the house may pass to the beneficiary without probate. Oklahoma has no inheritance tax. The estate's attorney can tell you which path applies, and we can wait for the court's paperwork before closing.
Do I need to fill out a seller disclosure form?
Usually, yes. Oklahoma's Residential Property Condition Disclosure Act requires most sellers of a 1-4 unit home to give the buyer a disclosure statement, even when the buyer is an investor. Some sellers are exempt, such as a personal representative or trustee who doesn't live in the home, or a court-ordered sale. The title company or your attorney can confirm which applies to you.
Do you sell or advertise my contract to other buyers?
We buy houses to own them, and we don't publicly market purchase contracts. If a contract we offer could ever be assigned, we'll tell you in writing before you sign. Oklahoma law bars anyone without a real estate license from publicly marketing an equitable interest in a home purchase contract (59 O.S. § 858-301), and it gives homeowners written disclosures and a 2-business-day right to cancel if a buyer intends to assign the contract (59 O.S. § 858-314).
Will your offer be lower than listing?
Usually, yes, for a house in good shape. In exchange you skip repairs, showings, commissions and buyer financing. If your house is updated and you have time, listing with an agent may net you more.

Oklahoma homeowners: Oklahoma law (59 O.S. § 858-314) requires anyone who intends to assign or sell a home purchase contract for a higher price to say so in writing before the homeowner signs, and gives the homeowner 2 business days to cancel that kind of contract. If a contract we offer could ever be assigned, we will tell you in writing before you sign. You should seek legal advice before signing any contract to sell your home.
