Three steps to sell your Anaheim house
No listing, no open houses and no buyer's lender. An Orange County escrow and title company handle the money and the deed.
-
Step 1
Reach out
Use the form or call with the address. Mention any garage conversion, back house or room added over the years.
-
Step 2
We visit and make an offer
We tour the property once and check the permit history and nearby sales. Then you get the price and the cost split on paper.
-
Step 3
Close when you're ready
You set the date. Clearing the title and getting payoff figures usually decides the earliest possible one.
Anaheim houses we buy
Anaheim began in 1857 as a farming colony, and a few blocks of early homes still stand near downtown. Most of the city, though, filled in with tract houses in the 1950s and 1960s, the years Disneyland opened and the freeways arrived. Anaheim Hills, to the east, was built mostly from the 1970s on. Each part of the city brings its own repair list.
Post-war tract homes
Three-bedroom ranch houses on the flats with original cast-iron drains, old wall heaters, single-pane windows and aging sewer lines.
Garage conversions and back houses
Rooms or units added without permits. We'll look at the permit record with you and buy the property as it stands, with the issue disclosed.
Duplexes and small rentals
Two to four units, often older, with long-term tenants paying below-market rent. We buy with tenants in place.
Anaheim Hills homes
Hillside houses with slopes, retaining walls, HOA rules and fire-zone insurance questions.
Why Anaheim owners sell to us
Unpermitted work
An enclosed patio or converted garage can stall a buyer's loan or appraisal. We don't use a loan, so we can buy before anything is legalized or removed. You still need to disclose what you know.
Fire-zone insurance trouble
The 2017 Canyon Fire 2 burned homes in and near Anaheim Hills, and some owners there have since had trouble renewing coverage. If your policy was dropped or moved to the California FAIR Plan, that doesn't stop our purchase.
A family home after a death
We work with the executor or successor trustee, wait for the court or trust paperwork, and buy the house with the contents if you'd like.
Payments you can't keep up with
If the price covers the balance, escrow pays off the loan. We are not foreclosure consultants and can't stop or postpone a foreclosure. A HUD-approved counselor (800-569-4287) can go over your options, often at no cost.

Anaheim home seller questions
Can you buy an Anaheim house with an unpermitted garage conversion?
Yes. We buy it as it stands. California sellers generally must disclose known additions or conversions made without permits, usually on the Transfer Disclosure Statement, even in an as-is sale. California's ADU laws have made it easier to legalize some older units, but that is for the next owner to decide. Telling us early helps us price it fairly.
I rent out a duplex. Do AB 1482 rules move with the sale?
Generally, yes. The leases transfer to us, and if the units are covered by California's Tenant Protection Act (AB 1482), the rent-increase cap and just-cause rules keep applying after closing. The sale alone is generally not a reason to end a covered tenancy. You'll transfer the security deposits to us, or return them, with written notice to the tenants. Check with the City of Anaheim whether any local tenant rules also apply.
What will my Anaheim Hills Natural Hazard Disclosure show?
It may list a fire hazard severity zone, since CAL FIRE remapped city areas in 2025, along with any flood or earthquake fault zone. In high and very high fire zones, California generally asks the seller to disclose fire-hardening features and give the buyer any local defensible-space inspection report. Hillside homes may also have HOA slope or drainage rules. None of this stops a cash sale to us.
How are property taxes split when an Anaheim house sells?
Orange County property taxes run on a July-to-June year, paid in two installments that are due November 1 and February 1. Escrow usually prorates the year's taxes between you and the buyer as of the closing date, and any past-due amount is paid from your proceeds. Under Proposition 13, the house is reassessed when we buy it, so your tax base doesn't carry over to us.
Want to sell your Anaheim house?
Ask for a written as-is offer
Tell us about the property and we'll take it from there. It's free, and you don't have to accept. Our price will usually be below full retail value; if the house is updated and you have time, listing with an agent may net you more.

California homeowners in foreclosure: If you live in the house (1 to 4 units) and a notice of default has been recorded, California's Home Equity Sales Contracts Act (Civil Code § 1695 and following) applies to a sale to us. The contract must be in writing and include the notices the law requires, and you may cancel it until midnight of the fifth business day after you sign, or until 8 a.m. on the day of the trustee's sale if that comes first.
