How we buy houses in Louisiana
In Louisiana, a sale is signed as an act of sale before a notary, usually through a title company or an attorney who is also a notary. The sale is then recorded with the parish clerk of court.

-
Step 2
Get a written cash offer

-
Step 3
Sign the act of sale
A Louisiana notary handles the act of sale, the title work and your payment, and the sale is recorded with the parish clerk of court. You choose the date once the title work is done.
Louisiana cities we buy in

We work with the succession representative, the heirs and their attorney, including houses with several family owners.

Sell with tenants in place. Leases stay with the house. Tenants' security deposits are transferred to us at closing, and we notify the tenants that we've taken them over.
Flood-zone and storm-damaged homes
Houses that have flooded, have hurricane or wind damage, or sit in a FEMA flood zone.

Divorce, a move, a job change, or falling behind on payments. We can't stop a foreclosure and don't give legal or credit advice. A HUD-approved housing counselor can explain your options, often for free (call 800-569-4287 or search at hud.gov).
Selling a house in Louisiana: common questions
Who handles the closing in Louisiana?
A sale of a house in Louisiana is signed as an act of sale before a notary public, usually arranged by a title company or an attorney-notary. The notary checks the title, pays off any mortgage or liens from the sale, and records the act of sale with the clerk of court in the parish where the house is. You're paid at or right after the signing.
How are property taxes handled when I sell?
Louisiana property taxes are billed each fall for the current year and collected by the parish sheriff as tax collector. They're generally due by December 31. At closing, the year's taxes are usually prorated to the closing date as the purchase contract says, and any past-due taxes are paid from the sale. The homestead exemption covers the first $7,500 of assessed value, about $75,000 of market value, on an owner's main home.
Can I sell a house that is in a succession?
Not always. If the estate is small enough, Louisiana lets heirs use a small succession affidavit, which can be recorded to show who inherited the house (generally for estates up to $125,000, or with no limit if the owner died at least 20 years ago). Larger or contested estates go through a court succession and a judgment of possession. If a surviving spouse has a usufruct, that spouse usually signs too. Louisiana has no inheritance tax. The family's attorney can tell you which path fits, and we can wait for the paperwork before the act of sale.
Do I need to fill out a property disclosure form?
Usually, yes. Louisiana requires a Property Disclosure Document for most residential sales, even to an investor. Some sellers are exempt, including a succession representative or other fiduciary selling for an estate, and transfers ordered by a court. As-is sales in Louisiana also usually include a written waiver of the buyer's warranty against hidden defects (called redhibition), which the notary will point out to both sides. It doesn't protect a seller who hides a known problem, so tell us what you know.
Will your offer be lower than listing?
Usually, yes, for a house in good shape. In exchange you skip repairs, showings, commissions and buyer financing. If your house is updated and you have time, listing with an agent may net you more.

Louisiana homeowners: Louisiana law (La. If a contract we offer could ever be assigned, we will tell you in writing before you sign. You should seek legal advice before signing any contract to sell your home.
