WE BUY HOUSES IN SHELBY, NC: 28150 • 28152 • CLEVELAND COUNTY
Older Shelby houses are what we look for
Many houses in Shelby's older neighborhoods date from the 1920s through the 1950s, when the town's textile mills were running. A century later, a lot of them need more work than an owner wants to take on.
1920s to 1950s homes
Small frame houses and bungalows with old wiring, plumbing or windows, sagging porches or a roof near the end of its life.
Vacant or boarded houses
A house that has sat empty, been boarded up, or picked up city code notices. We can still make an offer.
Wells, septic and outbuildings
Outside city sewer lines, many Cleveland County houses have a well and a septic system, plus sheds or a detached garage. Tell us what's there, even if it needs work.
Rentals with tenants
Sell with tenants in place. Leases stay with the house, security deposits are transferred to us, and the tenants get written notice of who holds them, as North Carolina law requires.
Three steps to a cash sale
A North Carolina real estate attorney closes the sale and records the deed with the Cleveland County Register of Deeds.
-
Step 1
Tell us about the house
Send the address and a few details on the form, or call. Photos help but aren't required.
-
Step 2
Get a written cash offer
We check recent Shelby and Cleveland County sales, see the house once, and send the price and closing costs in writing.
-
Step 3
Pick your closing date
Once the attorney clears the title, you choose the day. Leave behind anything you don't want.
Situations we can help with
A house left to several family members
When a house passes to more than one heir, everyone who owns a share usually has to sign. We can work with each of you and the estate's attorney, and wait for the paperwork from the Clerk of Superior Court handling the estate.
Downsizing or moving closer to family
Skip the cleanout and the repairs. Take what you want and leave the rest.
Behind on payments or taxes
If the price covers what you owe, the loan and any past-due taxes are paid at closing. We can't stop a foreclosure or give legal advice. A HUD-approved housing counselor can help, often for free (800-569-4287 or hud.gov).
Tired of being a landlord
Turnover, repairs and late rent add up. Sell with the tenants and the repairs as they are.

Shelby home seller questions
My house was built before 1978. What do I have to tell a buyer?
Federal law requires sellers of most homes built before 1978 to share what they know about lead-based paint, hand over any reports they have, and give the buyer the EPA lead pamphlet. You don't have to test for lead or remove it before selling to us. The closing attorney can give you the form.
Did the 2025 revaluation change my taxes?
Cleveland County reappraised property with values effective January 1, 2025, and it is on a four-year cycle. The tax rate is set separately each year. North Carolina property taxes cover the calendar year and are due September 1, payable without interest through January 5. At closing, the year's taxes are usually split between you and the buyer as the contract says.
Can heirs sell an inherited house before the estate is settled?
Often, yes, but if heirs sell within two years of the death, North Carolina usually requires the personal representative to sign the deed too. North Carolina has no estate or inheritance tax for deaths in 2013 or later. The estate's attorney can tell you which steps apply.
Do I have to fill out North Carolina's disclosure forms?
Usually. North Carolina has a Residential Property and Owners' Association Disclosure Statement and a separate Mineral and Oil and Gas Rights disclosure. Buyer and seller can agree in writing to skip the first one, but the mineral and oil and gas form is still required. A personal representative settling an estate is generally exempt from both.
Will your offer be lower than listing?
For a house in good shape, usually. If yours is updated and you have time, listing with an agent may net you more. Our offer trades some price for no repairs, showings or commissions and a date you choose.
