How an Irvine sale to us works

Nearly every Irvine home sits inside at least one homeowners association, so an Irvine escrow has a few extra pieces. We handle the paperwork side with escrow; you decide the timing.

  1. Step 1

    Send the address

Include the village, the HOA (or HOAs), whether you see a special tax on your bill, and whether anyone rents the home now.

  2. Step 2

    Get our offer in writing

We see the home once and look at recent sales in the same village and floor plan. The written offer shows the price and who covers each closing cost.

  3. Step 3

    Escrow closes on your date

Once the HOA documents, payoff demand and title report are in, you choose the day. A later date is fine if your next home isn't ready yet.

Irvine homes we buy

Irvine was built as a master-planned city of villages. The first ones, like Turtle Rock, University Park and Woodbridge, date mostly from the late 1960s through the 1980s. Newer villages in the north and east, around the Great Park and Portola Springs, went up after 2000. The two halves of the city sell for different reasons.

1970s and 1980s village homes

Original kitchens, aging roofs on attached homes, polybutylene or copper plumbing questions, and atriums or patios that need work.

Condos and townhomes

Units with high monthly dues, a special assessment on the way, or association rules on rentals that limit what you can do with the unit.

Newer homes with Mello-Roos

Homes in community facilities districts, where the special tax can add a sizable amount to the yearly bill. We price it in rather than asking you to explain it to buyers.

Irvine selling situations we handle

Relocating for work

Irvine owners often move for a job. Set a closing date around your start date, and sign with a mobile notary wherever you are.

Renting it out, with tenants

We buy rented Irvine homes with the lease in place. Your tenants stay, and their security deposit transfers to us at closing with written notice to them.

An estate or trust sale

We work with the executor, administrator or successor trustee, and escrow waits for the letters, the trust certification or the court order the title company needs.

Falling behind

If the price covers the loan, it's paid off through escrow. We are not foreclosure consultants and can't stop or postpone a foreclosure. A HUD-approved housing counselor (800-569-4287) can explain your options, often for free.

Selling to us or listing in Irvine

Irvine home seller questions

How does Mello-Roos affect selling my Irvine home?

Many newer Irvine neighborhoods are in a community facilities district created under the Mello-Roos Act. Its special tax appears on your property tax bill, usually continues after the sale. Many end after a set number of years, but some continue indefinitely. California law generally requires the seller to make a good-faith effort to give the buyer a notice of the special tax. Escrow can order it. When we make an offer, we read the tax amount and how long it lasts, so you don't have to find a buyer comfortable with it.

What HOA paperwork does an Irvine sale need?

California generally requires the seller of a home in an HOA to give the buyer the association's governing documents, budget, assessment and special-assessment information, and notice of any pending litigation or violations. The HOA charges a fee for this packet, and many Irvine homes have both a village or master association and a sub-association. Escrow usually requests everything, and unpaid dues are paid from the sale.

My tenants' lease isn't up. Can I still sell?

Yes. A sale doesn't cancel the lease, and we take over as the landlord. Whether California's Tenant Protection Act (AB 1482) covers the home depends on facts like its age (housing issued its certificate of occupancy within the last 15 years is generally exempt) and whether an individual owner gave tenants the required exemption notice. Either way, we follow the lease and the law that applies to it.

We inherited an Irvine home. What do we need before selling?

If the home was in a living trust, the successor trustee can usually sell without going to court. If not, the estate typically goes through Orange County Superior Court's probate process unless a simplified procedure fits; for deaths on or after April 1, 2025, a court petition may be available for a primary residence worth up to $750,000, and many Irvine homes are worth more. Under Proposition 19, an heir who doesn't move in generally can't keep the parent's old tax base. A probate attorney and tax advisor can confirm what applies.
