Santa Ana properties we buy
Santa Ana is one of Orange County's oldest cities, and it has more early-1900s houses than most of the county. Craftsman bungalows, Spanish Revival homes and period cottages fill the neighborhoods around downtown, and post-war tracts and small apartment buildings spread out from there. Older houses here often need foundation, plumbing and electrical work.
Bungalows and historic homes
1900s to 1940s houses with raised foundations, knob-and-tube wiring or old sewer laterals, including homes in historic districts.
Duplexes to fourplexes
Small multi-unit buildings with long-time tenants, deferred maintenance or rents well below the market.
Houses with code issues
Open city code cases, unpermitted units or additions, or a property that needs more work than you want to take on.
Santa Ana situations we see
Landlords ready to step back
Rent stabilization, the city's rental registry and repair requests take time. Sell with the tenants and the leases as they are.
Family homes with several heirs
When a house passes to several relatives, everyone on title or in the estate has to agree. We work with the executor or each heir and wait for the paperwork.
A Mills Act home
If your historic home has a Mills Act contract with the city, the contract and its tax benefit generally stay with the house. We'll review it and keep up the obligations.
Behind on the loan
If the price covers the payoff, escrow pays the lender at closing. We are not foreclosure consultants and can't stop or postpone a foreclosure. A HUD-approved housing counselor (800-569-4287) can explain your options, often for free.

Santa Ana seller questions
Does Santa Ana's rent stabilization ordinance affect a sale?
It stays with the building. Santa Ana's Rent Stabilization and Just Cause Eviction Ordinance generally limits yearly rent increases on covered units to 3% or 80% of inflation, whichever is lower (the city set 2.87% for September 2026 through August 2027), and it requires owners to register covered units. Many apartments built before February 1995 are covered by the rent limit; single-family homes and condos are often exempt from it under state law but may still have just-cause protections. When we buy, we take over the registration, the leases and the rules. The City of Santa Ana's rent stabilization program can confirm your unit's status.
My tenants have been there for years. Do they have to move before I sell?
No, and in most cases you shouldn't ask them to. A sale is generally not a just cause to end a tenancy under Santa Ana's ordinance or California's AB 1482, and the city's rules also govern relocation payments for no-fault evictions. We buy with tenants in place and take over their leases and deposits, and you give them written notice of the transfer.
Can I sell a Santa Ana house that's still in probate?
Usually, yes. Orange County Superior Court handles probate for Santa Ana estates. An executor or administrator with full authority can often sell after giving heirs a Notice of Proposed Action, without a court confirmation hearing; with limited authority, the court must confirm the sale, and others can overbid in court. For deaths on or after April 1, 2025, smaller estates may qualify for simpler procedures, including a court petition for a primary residence worth up to $750,000. A probate attorney can tell you which path fits.
What disclosures does an older Santa Ana home need?
Most sellers complete California's Transfer Disclosure Statement and Natural Hazard Disclosure. Homes built before 1978 also need the federal lead-based paint disclosure and pamphlet. Include any open city code case, unpermitted unit, Mills Act contract or historic-district designation you know about. An as-is sale doesn't remove these duties.
