WE BUY HOUSES IN APPLE VALLEY, CA: 92307 • 92308 • Jess Ranch • Deep Creek
Three steps to sell your Apple Valley home
No sign in the yard, no showings, and our offer doesn't depend on a buyer's mortgage approval. Escrow holds the funds until everyone has signed, and then the grant deed is recorded in San Bernardino County.
-
Step 1
Share the basics
Use the form or phone us with the address. Mention the acreage, whether your water comes from a utility or a private well, and anything about horses, barns or an HOA.
-
Step 2
We visit and put a number on paper
Expect one appointment to see the home and grounds. We check the permit history, study comparable Apple Valley sales, and send a written price that spells out every closing cost and who covers it.
-
Step 3
You set the date
Closing happens when you're ready. Title, any loan payoff, open well or septic questions and, in Sun City or another HOA, the association's resale packet decide the earliest day.
Apple Valley homes we buy
Long Beach oil men Newton Bass and Bud Westlund formed the Apple Valley Ranchos Land Co. in 1946 and promoted the area as a resort and ranch-style place to live, anchored by the Apple Valley Inn, which opened in 1948. Land was sold in generous parcels, so much of the town is single-story houses on half-acre to multi-acre lots, many on septic. Apple Valley incorporated as a town in 1988, and planned communities such as Jess Ranch and Sun City later filled in parts of the south side.
Mid-century ranch houses
1950s to 1970s homes with original windows, older wiring, block walls and a roof near the end of its life, often on a lot wide enough for an RV and a workshop.
Horse and animal properties
Corrals, tack rooms, arenas and pole barns on acre-plus parcels, including fences or shelters that were never permitted.
Age-restricted community homes
Houses in Sun City Apple Valley and other 55+ communities, with gate access, monthly dues and resale paperwork that we work through with you.
Jess Ranch homes
Houses in the planned community on the former Jess family ranch, many built from the mid-1980s on, now old enough for a new HVAC system, water heater or roof.
Reasons Apple Valley owners reach out
Downsizing from acreage
Watering trees, grading a long dirt driveway and mucking out stalls gets harder every year. We can buy the place as it stands, along with any equipment, hay or trailers you'd rather leave.
A 55+ home left empty
After a spouse passes or a move to assisted living, a home can sit vacant while the dues keep coming. The trustee, executor or the agent under a power of attorney can work with us on the sale.
Septic or well trouble
A soggy leach field, a well pump that quit, or water test results you didn't like. We buy before any of that is fixed and figure the cost into our price.
Falling behind on the loan
If the sale price is enough to clear the loan, escrow sends the payoff straight to your lender. We are not foreclosure consultants and can't stop or postpone a foreclosure. For a free or low-cost review of your options, call a HUD-approved housing counselor at 800-569-4287.

Apple Valley seller questions
I own a home in Sun City or another 55+ community. Can an investor buy it?
Generally, yes. In a California senior housing development (Civil Code § 51.3), the age rules govern who may live in each home: generally, the people moving in must include a resident who is 55 or older, and anyone else living there must fit the limited categories the law allows. Those rules apply to residency, and they generally don't restrict who holds title. The association's CC&Rs may add rules on leasing or occupancy, and escrow will ask the HOA for its resale documents, the dues balance and any transfer fee. We review those before we commit, so our written price already reflects them.
Will my horse setup or animal-keeping permit carry over when I sell?
The zoning stays with the land. Apple Valley allows horses and other animals in certain residential districts, including its estate and agricultural zones, and since 2013 some animal uses there need an Animal Keeping Permit from the Town's Animal Services. Some permits are issued to the person rather than the property, so ask Animal Services whether yours transfers. Either way, we look up the parcel's zone and buy it with the barns, corrals and arena as they are.
Who handled the permits on my house, the Town or the county?
It depends on when the work was done and where the parcel sits. Work inside today's town limits has generally been permitted by the Town of Apple Valley since it incorporated in 1988. Earlier work, and work on parcels that are still unincorporated, generally went through San Bernardino County, so older records may be filed with the county even for homes now in town. If a garage conversion, patio cover or guest room went up without a permit, note it on your disclosure forms. We buy with it in place.
My house runs on a private well. Is that a problem?
No. Much of the town gets water from Liberty Utilities' Apple Valley system, and some areas from Golden State Water, but many rural parcels rely on their own wells. Those wells sit inside the court-adjudicated Mojave Basin Area, where a household pumping less than 10 acre-feet a year is generally treated as a "minimal producer" and isn't joined to the court case. Newer wells may also carry an annual Mojave Water Agency charge on the property tax bill. A well log, recent water-quality results or pump records help us price the property, but you don't have to drill, test or replace anything before you sell to us.
