Three steps to sell your Boise house

Boise sales close through an Ada County title and escrow office. You never have to stage the house, schedule open houses or wait on a buyer's lender.

  1. Step 1

    Share a few details

The street address, what needs work, and the month you hope to be finished. A two-minute form or a phone call covers it.

  2. Step 2

One visit, one number in writing

We pull recent Boise sales close to yours, see the house in person a single time, and email a written price with the closing costs spelled out.

  3. Step 3

    Escrow closes on your timeline

Accept, and the title company takes it from there. The earliest date depends on the title search; any later date is your call.

Boise homes we buy

Boise started as a supply town next to Fort Boise, set up in 1863 during the mining rush in the nearby mountains. The North End and East End filled in first, with Victorian, Craftsman and Tudor-style houses on tree-lined streets near Hyde Park and the foothills. After World War II the city spread up onto the Bench, the raised terrace south of the river, with ranch houses and split-levels. West and southwest Boise came later, mostly in subdivisions from the 1980s on. We buy in all of them, whatever shape the house is in.

North End and East End houses

Homes 80 to 120 years old with plaster walls, original windows, stone or block foundations, old wiring and a basement that may stay damp. Some sit in one of Boise's historic districts.

Bench ranch houses and split-levels

1950s to 1970s homes with galvanized plumbing, an aging electrical panel, a carport turned into a room, or a kitchen nobody has touched in decades.

West and Southwest Boise tract homes

Houses from the 1980s through the 2000s where the roof, furnace, AC and water heater are all reaching the end of their lives at the same time.

Basement units and add-ons

A basement apartment, a garage conversion or a backyard cottage, permitted or not. Tell us what's there and we'll price it as it stands.

Why Boise owners call us

Leaving the Treasure Valley

A new job out of state, or a decision to cash out after Boise prices climbed. We can close before or after your move, and escrow can usually send you the papers to sign with a notary wherever you are.

A parent's house in the North End

When heirs live in different states, clearing out an older house and managing a remodel from far away is hard. We buy it with the furniture, the garage and the attic as they are.

Tired of managing a rental

Turnover, repair calls and a property manager's fees. Sell with the tenant in place and hand us the leases and deposit records.

Behind on the mortgage

If our price covers the loan, escrow pays your lender directly at closing. We don't stop foreclosures or give legal or credit advice. A HUD-approved housing counselor can walk you through your choices at no cost or low cost: 800-569-4287.

Boise home seller questions

My house is in a Boise historic district. Can I still sell it as-is?

Yes. Boise has several local historic districts, mostly in and around the North End and East End. The designation stays with the house and generally means exterior changes, such as new windows, siding or an addition, need city approval first. It doesn't stop you from selling, and you don't have to restore anything. We check whether the lot is in a district before we make an offer, so the price already accounts for it.

Does a flood zone or a foothills lot change anything?

Some Boise parcels near the river sit in a mapped flood zone, and homes up against the foothills can face extra wildfire rules or insurance questions. Neither stops us from buying. Mention it on your disclosure form if you know about it, and we'll look up the flood map and the parcel ourselves before we put a price in writing.

The basement bedroom was never permitted. Is that a problem?

Not for us. Many older Boise basements were finished over the years without a permit or without an egress window. A buyer with a mortgage may need it fixed or removed from the listing. We buy with it in place. Just note what you know on the Idaho property condition disclosure form.

Where is the sale recorded, and what about my Ada County tax bill?

After closing, the title company sends the deed to the Ada County Recorder. Property tax for the year is generally split between you and us as the contract says. If you've already paid part of the bill, the split may give some of it back to you as a credit at closing. If you had the homeowner's exemption, let the Ada County Assessor know once you've moved.

Thinking about selling your Boise house?

Find out what we'd pay for it as-is

Tell us a little about the house. There's no charge and no pressure to accept. Our price will usually be under full retail value, and if your home is updated and you can wait for the right buyer, a listing may bring more.
