How selling your Hesperia house works

There's nothing to list and no buyer's lender to wait on. A California escrow company holds the money and the signed papers, and the San Bernardino County Recorder records the new deed.

  1. Step 1

    Tell us about the property

Send the address through the form or call. Let us know the lot size, whether it's on septic, and about any manufactured home, shop or barn on the parcel.

  2. Step 2

One visit, then a written offer

We walk the house and the land once, pull the county parcel record and compare recent High Desert sales. You get the price, and who pays each closing cost, on paper.

  3. Step 3

    Choose your closing day

Pick the date that suits you. Title work, any loan payoff and, for a manufactured home, the HCD or foundation paperwork usually set the earliest one.

Hesperia properties we buy

Hesperia was heavily promoted as a land venture in the 1950s, when developer M. Penn Phillips sold off thousands of lots, and it incorporated as a city in 1988. Much of it was sold off as large rural lots, so the city mixes older homes on half-acre and acre parcels with tract neighborhoods built mostly in the 2000s on the west side. Many homes still run on septic, and some streets are still unpaved.

Manufactured homes on land

Double-wides and triple-wides on acre lots, whether or not they sit on a permanent foundation. We'll check how the home is titled.

Homes on septic

Older tanks, leach lines that need work, or a system nobody has pumped in years. You don't need to fix it before you sell to us.

Horse and acreage properties

Larger parcels with corrals, steel shops, detached garages or carports, some of them built without permits.

Newer tract homes

2000s houses on the west side of town with original water heaters, tired evaporative coolers or AC units, and cracks in the stucco or block walls.

Why Hesperia owners call us

Tired of the Cajon Pass commute

Years of driving I-15 down the pass to work wear people out. If you're moving closer to your job, we can buy without weekend showings or a house kept ready for strangers.

Too much land to keep up

Wind-blown sand, tumbleweeds and weed-abatement notices add up on a big lot. We buy the parcel the way it sits, cleanup and all.

A parent's house to settle

Whoever is handling the estate, whether an executor, administrator or trustee, can sign for it. We'll wait for the court or trust documents and can take the furniture, tools and vehicles left behind.

Behind on payments

When the sale price covers what you owe, escrow pays your lender directly. We are not foreclosure consultants and can't stop or postpone a foreclosure. A HUD-approved housing counselor (800-569-4287) can walk you through your options, often for free.

Hesperia seller questions

Can you buy a manufactured home on my Hesperia lot?

Usually, yes. If the home was installed on a permanent foundation and an HCD Form 433A was recorded, it is generally treated as part of the real property and sold with the land through escrow. If not, its title is usually held through the California Department of Housing and Community Development (HCD) and transfers separately from the land. Either way, we can buy the home and the lot together. Having the HCD title or registration card, or a copy of the recorded 433A, helps us price it fairly.

My house is on septic. Do I have to inspect or repair it before I sell?

California has no general statewide rule requiring a septic inspection at sale, although some local agencies and many lenders want one, so check with the city or county about your parcel. Our offer doesn't depend on a buyer's mortgage lender, so you don't need to get the system certified before you sell to us. You still need to disclose problems you know about, such as backups or a failed leach field. If the tank or lines need replacing after we buy, the new system has to meet Lahontan Regional Water Quality Control Board and local rules, and that becomes our cost.

There's an unpermitted shop, carport or room. Will that hold up the sale?

Not with us. We buy the property in its current condition, and you tell us what you know about work done without permits, usually on the Transfer Disclosure Statement. The City of Hesperia's building records, or San Bernardino County's if the parcel is in unincorporated Oak Hills, can show what was permitted. An open code enforcement case doesn't block a sale to us; just mention it early.

What might my Natural Hazard Disclosure show near Oak Hills or Summit Valley?

It depends on the parcel. Some land on the south and west edges may fall in a fire hazard severity zone; the 2016 Blue Cut Fire in the Cajon Pass led to evacuations in nearby Oak Hills and Phelan. Parcels close to the San Andreas fault, which runs along the mountains south of town, may sit in an earthquake fault zone, and land near the Mojave River or a desert wash may show a flood zone. None of these stops us from buying.
