How a Nampa sale to us works
There's no listing, no lockbox and no open house. A Canyon County title company closes the sale and pays you.
-
Step 1
Reach out
Call or send the form with the address. Let us know if there's a shop, a well, irrigation water or a manufactured home on the lot.
-
Step 2
See our price on paper
After comparing recent sales across Nampa and one walk-through, we send a written offer listing the price and who covers each closing cost.
-
Step 3
Pick the closing date
Once the title search is clear, the date is yours to set. Need extra weeks to move your things or your animals? Just say so.
Nampa properties we buy
Nampa grew up where the Oregon Short Line railroad crossed the valley in the 1880s, and its 1903 brick train depot still stands downtown as the Canyon County Historical Museum. For most of the last century the city was ringed by farms. Over the past 25 years many of those fields became subdivisions, and Nampa is now one of Idaho's largest cities. That mix means a Nampa property can be a 1920s house near downtown, a 1970s ranch, a manufactured home on an acre, or a newer house with an HOA.
Older homes near downtown and Lakeview Park
Early-1900s to mid-century houses with original electrical, worn floors, a shallow basement or crawl space, and porches or garages that need work.
Manufactured homes on owned land
Single-wides and double-wides on a lot you own, including homes on piers, homes with add-on rooms, and homes whose title paperwork was never finished.
Small acreage outside city limits
Places in unincorporated Canyon County with a well, a septic system, a shop or pole barn, pasture, and ditch water for the yard or a few animals.
Newer subdivision houses
Homes built from the 2000s on, with HOA dues, a pressurized irrigation line, and maybe a cracked driveway, pet damage or a yard that got away from you.
What brings Nampa sellers to us
The I-84 commute wore you out
If daily drives to Boise or Meridian are the reason you're moving, we can time the closing to your new lease or your new home's closing.
Too much land to keep up
Weeds, fence lines, a pump that needs replacing and an irrigation schedule you can't keep. We can often buy the place along with equipment you'd rather leave behind; the contract will list what stays.
Behind on payments or HOA dues
If the price covers the loan and any HOA balance, escrow pays them at closing. We can't stop a foreclosure and don't give legal or credit advice. A HUD-approved housing counselor can review your options for free or low cost at 800-569-4287.
An inherited place nobody wants to fix
We work with the personal representative and wait for the probate papers. Leave the furniture, the sheds and whatever is stored in them.

Nampa seller questions
Can you buy a manufactured home on my Nampa lot?
Usually, yes, if you own the land it sits on. In Idaho a manufactured home can be titled like a vehicle or, after the right paperwork, treated as part of the real property. If the home still has a separate title, it generally has to be dealt with at closing along with the deed to the land. The title company can tell you what's needed. Old or missing title papers don't stop us from making an offer.
Who handles my irrigation water when I sell?
That depends on the property. In Nampa, yard water may come from the city's pressurized irrigation system, a subdivision's own system, or an irrigation district such as the Nampa & Meridian Irrigation District. Assessments may be billed separately from your property tax. We'll ask which one serves the property and check for unpaid assessments, and escrow can pay any balance from the sale.
My place is outside city limits. Does that matter?
Only for who keeps the records. Building permits and septic records for unincorporated land are generally kept by Canyon County and Southwest District Health, not the City of Nampa. If you added a carport, a room or a shop without a permit, note it on your disclosure form. We buy with it as it is.
How long does a Nampa closing take?
Mostly as long as the title work takes. A clean title can close quickly, while liens, an estate or an unfinished manufactured-home title can add time. Our written offer will show a target date, and you can choose a later one. After closing, the deed is recorded with the Canyon County Recorder.
