WE BUY HOUSES IN ADELANTO, CA: 92301 • US 395 • Highway 18 • El Mirage
How a sale to us works in Adelanto
You won't need a listing, an open house or a buyer whose loan could fall through, because our offer doesn't depend on a buyer's mortgage approval. An escrow officer collects the signatures and the money, and the new deed is recorded by the county.
-
Step 1
Give us the address or parcel number
Fill in the form or call. For a house, tell us who lives there now and what needs work. For land, the assessor's parcel number (APN) and the acreage are enough to start.
-
Step 2
A look at the property, then a firm number
We tour a house once; vacant land we can often review from the road and the county maps. Then you get a written offer that lists each closing cost and which of us pays it.
-
Step 3
Closing on your schedule
You choose the day. A loan or lien payoff, notices to tenants, unpaid property taxes or a special tax on the county bill usually set how soon that can be.
Adelanto properties we buy
Adelanto dates to 1915, when E. H. Richardson, who had sold his patent for the electric iron that became the Hotpoint, bought land here and laid out one of Southern California's early planned towns. The name is Spanish for "progress." It incorporated as a city in 1970 and became a charter city in 1992. Much of its housing is newer than in neighboring towns: large subdivisions went up in the southern part of the city along Highway 18 during the 2000s boom, and wide stretches of open desert parcels remain in and around town.
2000s subdivision homes
Stucco tract houses from the early-to-mid 2000s, now due for a first roof replacement, new flooring and a cooling system that keeps up in August.
Rented houses
Single-family homes on a term lease or month to month, including tenancies paid partly through a Housing Choice Voucher.
Vacant lots and desert acreage
In-town lots and 2.5-, 5- and 10-acre parcels, with or without a paved road, a water meter or a power pole nearby.
Unfinished projects
A half-built addition, a garage conversion that never got a final inspection, or an owner-builder house that stalled. We buy them at whatever stage they're in.
Why Adelanto owners contact us
Land that costs more to hold than it's worth to you
Year after year of property tax, weed-abatement notices and cleanups after illegal dumping, on a parcel you'll never build on. We'll make an offer on the land as it sits.
Done being a landlord
Turnover repairs, late rent or a long drive to check on the place. We buy with your tenants staying put and take over the lease at closing.
Inherited property from far away
Heirs who live out of state can sign escrow papers by mail or with a mobile notary near them. We handle the local visit and can buy it with the belongings still inside.
Missed mortgage payments
When the price covers what's owed, escrow pays the lender off at closing. We are not foreclosure consultants and can't stop or postpone a foreclosure. A HUD-approved housing counselor (800-569-4287) can go over your choices, often for free.

Adelanto seller questions
Do you buy vacant land in and around Adelanto?
Yes, from single lots in town to desert acreage. A lot of land with an "Adelanto, CA 92301" mailing address is actually unincorporated county land, out toward El Mirage, so its zoning and building rules come from San Bernardino County rather than the city. Many outlying parcels have no water hookup, sewer or power, and some are reached only by dirt roads. Send the APN and we'll check the zoning, access and any back taxes, then price the land as it is today.
My tax bill shows a CFD or other special tax. Can I still sell?
Yes. A Community Facilities District (Mello-Roos) tax or a special assessment for things like street lighting or landscaping stays with the parcel after a sale, and escrow splits the current installment between us. California generally requires the seller to make a good-faith effort to get a notice of the special tax from the district and give it to the buyer (Civil Code § 1102.6b). Some of these taxes stop once the district's bonds are paid; ones that fund ongoing services may not. Bring your San Bernardino County tax bill and we'll account for it in our offer.
My tenant uses a Housing Choice Voucher. Can I sell with the lease in place?
In most cases, yes. A lease generally survives a sale, and the voucher tenancy can generally continue: the new owner agrees in writing to take over the housing authority's payment contract, and once the housing authority approves the change of ownership, its share of the rent is paid to the new owner. Here that's usually the Housing Authority of the County of San Bernardino. Tell them about the sale early, since payments may be paused while the change is processed. We keep the existing lease and follow the same tenant-protection rules that apply to you today.
There's an addition that was never finished or finaled. Will you still buy?
Yes. An expired permit, a framed room with no drywall, or a converted garage that never got its final sign-off doesn't stop us. For parcels inside city limits, the City of Adelanto's building department keeps the permit history; outside the city, San Bernardino County does. Describe what you know on your disclosures, and we'll price in the cost to finish, legalize or remove the work.

Tell us where it is and what shape it's in. Asking costs you nothing, and you can turn the offer down. We usually pay less than full retail value, so if the house shows well and you have time, putting it on the market with an agent might bring you more.

California homeowners in foreclosure: If you live in the house (1 to 4 units) and a notice of default has been recorded, California's Home Equity Sales Contracts Act (Civil Code § 1695 and following) applies to a sale to us. The contract must be in writing and include the notices the law requires, and you may cancel it until midnight of the fifth business day after you sign, or until 8 a.m. on the day of the trustee's sale if that comes first. We are not foreclosure consultants. We do not offer to stop or postpone a foreclosure, deal with your lender for you, or save your home, and we don't charge you a fee for any service.
