We look over the house and the grounds, compare recent Caldwell and Canyon County sales, and send you a price in writing showing who pays each closing cost.
-
Step 3
Close when it suits you
Choose a date after the title is clear, whether that's right away or after harvest.
Caldwell houses and land we buy
Caldwell was laid out in 1883 along the Oregon Short Line and named for Alexander Caldwell, a Kansas senator tied to the railroad's land company. Canal water turned the sagebrush around it into farmland, and the town grew as the trading center for sugar beets, onions, seed crops and orchards. Downtown has been rebuilt around Indian Creek, which was uncovered and now runs past Indian Creek Plaza, while vineyards spread over the Sunnyslope benches to the south. Caldwell's housing reflects all of that: early-1900s homes near downtown, post-war ranches, farmhouses on irrigated ground, and newer subdivisions on former fields.
Early-1900s homes near downtown
Two-story frame and brick houses and small cottages with old plumbing, single-pane windows, a cellar or crawl space, and additions from several eras.
Farmhouses with outbuildings
Older homes on a few acres with a barn, a shop, corrals, a pump and a headgate on the ditch. Equipment and old vehicles can often stay; the contract will list what stays.
Post-war ranch houses
1950s and 1960s single-story homes with a tired roof, original ductwork, a carport and a yard on flood irrigation.
Houses with tenants
Rented houses, duplexes and small multi-unit buildings. Leases carry over, deposits come to us at closing, and we notify each tenant in writing.
Common reasons Caldwell owners sell to us
Stepping back from farming
The ground is too much to irrigate and keep up, but you want to sell the house and acreage together, without auctioning or cleaning out every shed first.
Heirs spread across the country
When a parent's Caldwell house passes to several heirs, we work with the personal representative and the estate's attorney, and anyone who needs to sign can usually do it from where they live.
A house that needs too much
Foundation cracks, a failed septic, a roof leak or a well that keeps losing pressure. We buy before any repair is made and account for it in our price.
Missed mortgage payments
When the sale price is enough, the title company pays off your lender at closing. We aren't foreclosure consultants and can't delay a sale date. Free or low-cost help is available from a HUD-approved housing counselor at 800-569-4287.

Caldwell seller questions
Do my water rights go with the property?
Generally, yes. In Idaho, a water right used on a piece of land is usually tied to that land and passes with it when it sells, unless the deed or a separate agreement says otherwise. Shares or deliveries through an irrigation district or canal company, such as the Pioneer Irrigation District, may need a separate transfer with that district. After closing, the new owner files a notice of change in water right ownership with the Idaho Department of Water Resources, generally within 120 days. Tell us what water the place has, and the title company can help sort out the paperwork.
An irrigation ditch runs across my land. Does that affect a sale?
It's common around Caldwell. The ditch owner or district generally keeps a right to reach the ditch for cleaning and repairs, and that right stays with the land when it sells. It doesn't stop us from buying. Point it out when we walk the property so we can work around it in our plans and price.
The septic is failing. Do I have to replace it first?
No. Septic permits in Canyon County are handled by Southwest District Health. A replacement system usually needs a permit and a site evaluation, and the cost can be large on some soils. We buy with the old system as it is and figure that into our offer. You don't need to pump, test or repair anything before closing.
Where are records kept for a Caldwell sale?
The Canyon County Courthouse is in Caldwell. The deed is recorded with the Canyon County Recorder after closing, and the county assessor and treasurer handle the property tax bill, which is generally split between buyer and seller at closing as the contract says. Permits for houses inside city limits are kept by the City of Caldwell, and for rural parcels by Canyon County.
