WE BUY HOUSES IN IDAHO'S TREASURE VALLEY: Boise • Nampa • Caldwell

How we buy houses in Idaho

Most Idaho home sales close through a title and escrow company rather than an attorney. The escrow officer gathers the signed papers, pays off any loan on the house, sends you the rest of the money and has the deed recorded with the county.

  1. Step 1

    Send us the address

Use our short online form or phone us. Tell us the condition of the house and when you'd like to move on.

  2. Step 2

    Review a written offer

We study recent Treasure Valley sales, walk through the house once, and send an offer in writing that shows the price and which closing costs each side pays.

  3. Step 3

    Close through escrow

An Idaho title company handles the title search, the payoff and your funds. The closing date is yours once the title is clear.

Idaho cities we buy in

In Idaho we focus on the Treasure Valley along the Boise River: Boise in Ada County, and Nampa and Caldwell next door in Canyon County. We follow recent sales closely in all three. Own a house elsewhere in the state? Send the address and we'll give you a straight answer on whether we can make an offer.

Houses and situations we buy

Any condition

Dated kitchens, roof or foundation trouble, a basement that takes on water, smoke or pet damage, or rooms left packed with belongings.

A house you inherited

We coordinate with the personal representative and the estate's attorney, and we can wait while the probate court issues the papers needed to sell.

Occupied rentals

Your renters can stay put. Existing leases transfer to us, their security deposits are handed over to us at closing, and we tell them in writing who holds the deposits now.

Acreage and irrigated lots

Houses on an acre or more with a shop, pasture, a well and septic, or irrigation water from a canal company or irrigation district.

Life changes

Divorce, a job move, or missed mortgage payments. We aren't foreclosure consultants and don't give legal advice. When our price is enough to clear the loan, escrow pays the lender directly. A HUD-approved housing counselor can review your options, often for free (800-569-4287).

Selling to us vs. listing your Idaho house

If your home is updated and ready for buyers, an agent may get you more money, and we'll say so. We price below top retail because we take on the repairs, the holding costs and the risk. This is the trade-off side by side.

Selling a house in Idaho: common questions

Who closes the sale, and is there a transfer tax?

In Idaho the closing is usually handled by a title and escrow company. It searches the title, issues title insurance, pays off any mortgage or liens from the sale proceeds and sends the deed to the county recorder. Idaho does not generally charge a state real estate transfer tax, so that line you may have seen on closing statements in other states usually isn't there. Your written offer will say who pays the escrow fee, the title policy and recording costs.

What happens to my Idaho property tax bill?

Idaho property tax bills generally go out in late fall for the calendar year. You can usually pay in two halves, with the first half due December 20 and the second half due June 20 of the next year. When you sell, the purchase contract generally sets how the year's tax is divided, and escrow pays anything past due out of your proceeds. If you claim the homeowner's exemption on your primary home, it applies only while an owner lives there, so tell the county assessor when you move out.

My spouse and I own the house. Do we both have to sign?

Usually, yes. Idaho is a community property state, and Idaho law generally requires both spouses to sign a deed for community real estate, even if only one name is on the title. A house owned before the marriage, or received as a gift or inheritance, may be separate property. If you're separated or in the middle of a divorce, your attorney can tell you who needs to sign, and we can set the closing date around the court's timeline.

Can an estate sell the house before probate is finished?

Often, yes. Idaho follows the Uniform Probate Code, and most estates go through the magistrate division of the district court in the county of the owner's last residence. Once the court appoints a personal representative, that person can generally sell the house. Idaho has no state estate or inheritance tax. Ask the estate's attorney what the court needs; we're glad to hold the closing until the letters of appointment are issued.

Does Idaho require a seller disclosure?

In most home sales, yes. Idaho's Property Condition Disclosure Act generally requires the seller of a residential property to give the buyer a completed disclosure form within 10 days after accepting an offer. If the buyer receives the form after signing the contract, the buyer can cancel in writing within three business days. Some sales are exempt, including sales by a personal representative, trustee or other fiduciary, and sales by heirs who inherited the house and haven't lived in it during the past year. For a house built before 1978, federal law also calls for a lead-based paint disclosure. Fill out what you know. You don't have to inspect or fix anything for us.

How do you decide what to offer?

We start from what similar fixed-up homes nearby have sold for, subtract what it will cost to repair the house and to own it while the work is done, and leave room for our risk. That's why our number is lower than a retail sale for a house that's already in great shape. We'll walk you through the math if you ask.
