WE BUY HOUSES IN SOUTHWEST OHIO: Cincinnati • Hamilton County
How an Ohio sale to us works
Ohio home sales usually close through a title agency. It runs the title search, collects the payoff figures for any mortgage or lien, records the new deed with the county recorder, and wires your share of the price to you.
-
Step 1
Tell us about the property
Fill in the short form or give us a call. The address, a rough idea of what's wrong with it, and your timing are all we need to start.
-
Step 2
Get our price on paper
We compare recent sales of fixed-up homes near yours, tour the house once, and send a written offer listing the price and who covers each closing cost.
-
Step 3
Close with an Ohio title agency
The title agency handles the search, the lien payoffs and your money. Once the title is clear, you choose the day.
Where we buy in Ohio
Our Ohio focus is Cincinnati and the rest of Hamilton County, in the state's southwest corner on the Ohio River. We follow recent sales there closely, from the river wards to the hilltop neighborhoods. Have a house somewhere else in Ohio? Send the address and we'll tell you honestly whether it's one we can make an offer on.

Ohio properties and situations we buy
Older houses that need work
Brick and frame homes from before World War II, wet basements, slate or worn-out roofs, knob-and-tube wiring, failing porches, or a house still full of a lifetime of belongings.
Two-family and three-family houses
Side-by-side doubles and stacked up-and-down units, with tenants in some units, all of them, or none. Leases pass to us at closing, along with the tenants' security deposits.
Inherited property
We work with the executor or administrator and the estate's attorney, and we can wait for the probate court. If the house passed by a transfer-on-death designation, the steps are often shorter.
A move, a divorce or a tough year
New job, a split household, or payments that fell behind. We aren't foreclosure consultants and we don't give legal or credit advice. If our price covers the mortgage, the title agency pays the lender directly at closing. A HUD-approved housing counselor can go over your options, often for free (800-569-4287).
Our cash offer vs. an Ohio listing
A house that's already updated will often bring more on the open market, and we'll tell you if we think that's your better path. Our price is lower than top retail because we pay for the repairs, carry the house while the work gets done, and take the risk. Here is how the two compare.
| Item | Sale to us | Listing with an agent |
|---|---|---|
| Repairs before the sale | None. We take it the way it is. | Often expected before photos and showings |
| Lender-required fixes | None. We aren't relying on a mortgage approval. | A buyer's lender or appraiser may require repairs first |
| Showings | One walk-through by us | Showings and open houses until it sells |
| Agent commission | None, because there's no agent | Set in your listing agreement, often a percentage of the price |
| Closing date | You choose it once title is clear | Set around the buyer's loan approval |
| Sale price | Usually below full retail | Often higher, especially for move-in-ready homes |
Ohio home sellers ask us
Is there a transfer tax when I sell a house in Ohio?
Ohio calls it a conveyance fee. When a deed is transferred, the county auditor collects a fee set by state law plus any real property transfer tax the county has adopted, so the total varies by county. Ohio law places the county transfer tax on the seller, and it's paid to the auditor before the deed is recorded, although a contract can shift who bears the cost. Your written offer will show who pays the conveyance fee, the title agency's fees and the recording costs.
Why is there a property tax credit on my closing statement?
Ohio real estate taxes are generally paid in arrears, meaning each bill covers a period that has already passed. Because of that, the seller usually credits the buyer at closing for taxes that have built up but haven't been billed yet. The exact split is set by the contract. If you had the owner-occupancy credit or the homestead exemption on your home, let the county auditor know after you move, since those apply only to a home the owner lives in.
Only my name is on the deed. Does my spouse need to sign?
Often, yes. Ohio still recognizes dower, a spouse's legal interest in real estate the other spouse owned during the marriage. Title agencies therefore usually ask a married owner's spouse to sign the deed to release dower, even when the spouse isn't on the title. If you're separated or going through a divorce, your attorney can tell you whose signatures are needed, and we can plan the closing around the court's schedule.
The owner passed away. Does the house have to go through probate?
Usually it goes through the probate court in the county where the owner lived, and the executor or administrator the court appoints can sell it once they have authority. Some Ohio owners record a transfer-on-death designation affidavit, which can let the house pass to the named beneficiary without a full probate case. Ohio repealed its estate tax for deaths after 2012. The estate's attorney can tell you which path applies, and we're happy to wait for the court paperwork.
Do I have to fill out Ohio's residential property disclosure form?
In most sales of a one- to four-unit home, yes. Ohio's disclosure law (Ohio Revised Code 5302.30) generally requires the seller to give the buyer a completed state form describing known problems, such as water in the basement, roof leaks or sewer issues. If the buyer gets the form after signing the contract, the buyer can generally cancel within three business days of receiving it, but no later than closing or 30 days after the offer was accepted, whichever comes first. Some transfers are exempt, including many sales by an executor, administrator or trustee, and sales by someone who inherited the house and hasn't lived in it in the past year. Homes built before 1978 also need the federal lead-based paint disclosure. Just tell us what you know. You don't need to inspect or repair anything for us.
How do you come up with your offer?
We look at what similar renovated homes nearby have sold for, take off our cost to repair the house and to hold it during the work, and leave room for risk. That's why our offer is below what a ready-to-move-into home would bring on the market. Ask, and we'll show you the numbers.
